Living in Town Square
Town Square is a master-planned community by Nshama, launched in 2015 on Al Qudra Road, between Sheikh Mohammed Bin Zayed Road and Emirates Road. It was designed as a self-contained neighbourhood of townhouses and mid-rise apartment buildings, built in phases around a large central park and a retail promenade. Arabian Ranches and Motor City are its nearest established neighbours.
The first homes were handed over within a few years of launch, and many phases have been completed since, so parts of the community are now well settled. Newer phases are still being built, which means construction traffic and some unfinished streets in places. A British-curriculum school is under construction inside the community and is due to open in 2027.
Town Square is popular with young families and first-time buyers who want a townhouse with a small garden or a modern apartment, and are happy to live further out to get it. The trade-offs are distance and reliance on the car: there is no metro, and the drive to Downtown or the Marina takes around half an hour outside rush hour.

Town Square Park
The central park has lawns, walking paths, a splash pad, a carousel and play areas, and is the community's main gathering place in the evenings and at weekends.
- 02
Townhouses for first-time buyers
Townhouse clusters such as Zahra, Hayat and Shams are one of the more affordable ways to own a house with a garden in Dubai.
- 03
Shops on the doorstep
Supermarkets, cafés and casual restaurants line the promenade around the park, so daily errands rarely need a drive.

New school on the way
Horizon English School is building an all-through British-curriculum campus inside Town Square, scheduled to open in August 2027.
Lifestyle and amenities
Evenings in Town Square revolve around the park: children on the splash pad and play equipment, families on the lawns, and residents walking or jogging the paths. The retail promenade has coffee shops, casual restaurants and dessert cafés, and there are supermarkets and pharmacies within the community. Pools, gyms and sports courts are spread through the residential clusters.
For bigger outings, residents drive to Dubai Hills Mall, Mall of the Emirates or Dubai Marina. Al Qudra Road also leads out to the Al Qudra cycle track and desert lakes, popular for early-morning rides, and Global Village is around 15 minutes away during its winter season.
Getting around
There is no metro or tram serving Town Square, and bus links are limited, so a car is essential for most residents; taxis and ride-hailing fill the gaps. Al Qudra Road connects directly to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), and from there to the rest of Dubai. Al Qudra Road can be slow at peak times because so many communities feed onto it.

Schools and healthcare
No school operates inside Town Square yet, but Horizon English School's campus here is scheduled to open in August 2027, starting with classes up to Year 8. Until then, families use schools a short drive away, such as Fairgreen International School in The Sustainable City, Jumeirah English Speaking School (JESS) and Ranches Primary School in the Arabian Ranches area, and Jebel Ali School in DAMAC Hills. There is a nursery within the community, along with clinics and pharmacies, and Mediclinic Parkview Hospital on Umm Suqeim Road is about 15–20 minutes away.
Property in Town Square
Town Square has two main types of home. The townhouse clusters offer three- and four-bedroom homes with small private gardens and compact, modern layouts. The apartment buildings, mostly mid-rise, range from studios to three-bedroom units, many with pools and podium gardens, and those overlooking Town Square Park are the most in demand.
Buyers are a mix of first-time end users and investors, and tenants are often young families moving out from apartments in more central areas. There is both ready and off-plan stock, as Nshama continues to launch new buildings. Look at a cluster's distance from the park and shops, its position relative to Al Qudra Road, and the service charges, which vary between buildings.
Best suited to
