Living in Emaar Beachfront
Emaar Beachfront is a gated community of residential towers on a peninsula in Dubai Harbour, the waterfront district between Dubai Marina and Palm Jumeirah. Emaar began work on the site in 2018, and the towers line a stretch of sandy beach reserved for residents, with the Palm on one side and the Marina skyline on the other.
Dubai Harbour also includes a large yacht marina and a cruise terminal that has hosted the Dubai International Boat Show. Within Emaar Beachfront, the first towers, starting with Beach Vista, have been handed over and are lived in, while several later towers are still under construction, with handovers continuing over the next few years.
It suits buyers who want a beach on the doorstep and sea views from a new building, a few minutes from the Marina. The trade-offs: retail inside the community is still limited, construction carries on around the finished towers, and the roads into Dubai Harbour can get busy at peak times and during big events.
- 01
A residents' beach
The community has its own sandy beach and promenade for residents, so a swim or an evening walk by the sea is a few steps from the lobby.
- 02
Palm and Marina views
The towers are arranged to give many apartments views of the sea, Palm Jumeirah or the Dubai Marina skyline, and higher floors make the most of them.
- 03
Minutes from the Marina
Dubai Marina, JBR and Dubai Marina Mall are around five minutes by car, so restaurants, shops and the tram are close even though the community feels separate.
- 04
New-build towers
Every building is recent or under construction, with modern layouts, pools and gyms, and several towers carry Emaar's Address hotel brand.
Lifestyle and amenities
Life here is built around the beach and the pool. Residents swim, paddleboard and walk along the promenade, and the towers have their own pools, gyms and lounges. Shops and restaurants within the community are still filling in, so for groceries and dining most residents pop over to Dubai Marina, JBR or Palm Jumeirah, all a few minutes away.
Dubai Harbour itself adds a marina for yachts and boat charters and a handful of waterfront restaurants. Bluewaters Island, JBR's The Walk and Dubai Marina Mall are all close by, and Mall of the Emirates is about 15 minutes away for a bigger shop.
Getting around
There is no metro or tram station inside Dubai Harbour. The nearest Dubai Tram stop, Mina Seyahi, is a short drive away, and the Red Line's Sobha Realty and DMCC stations on Sheikh Zayed Road are about 10 minutes by car. Most residents drive, entering Dubai Harbour from King Salman bin Abdulaziz Al Saud Street, which links to Sheikh Zayed Road. Traffic can build up on that stretch at rush hour and during large events.

Schools and healthcare
There are no schools inside Emaar Beachfront. Families typically look at Dubai College in Al Sufouh, and at Regent International School in The Greens and Emirates International School – Meadows in Emirates Living, all roughly 15 minutes away by car. Nurseries are available in Dubai Marina, JBR and Palm Jumeirah. For healthcare there are clinics in Dubai Marina, and Saudi German Hospital and Al Zahra Hospital in Al Barsha are about 15–20 minutes by car.
Property in Emaar Beachfront
Emaar Beachfront is entirely apartments and penthouses, from one-bedroom units to large penthouses at the top of the towers. Views drive value: full sea or Palm views on higher floors attract the most interest, while lower floors or units facing another tower are less sought after. Address-branded residences sit alongside Emaar's own buildings, and service charges differ between them.
Buyers include end users wanting a beach home, investors and holiday-home owners, and both ready and off-plan units are on the market. For off-plan purchases, check the handover date and construction progress, and look at what will be built in front of the unit before paying for a view. If you plan to let the apartment short term, confirm the building's rules and the holiday-home permit process before you buy.
