Living in Sobha Hartland
Sobha Hartland is a Sobha Realty community in Mohammed Bin Rashid Al Maktoum City (MBR City), on the edge of Ras Al Khor and close to Meydan. It is one of the closest villa and apartment communities to Downtown Dubai and Business Bay, and the Ras Al Khor Wildlife Sanctuary, known for its flamingos, is just a few minutes away.
Sobha designs and builds its projects in-house, and the community is laid out with plenty of green space: tree-lined streets, parks and walking paths connect the villa areas with the apartment buildings. It also has two international schools inside its boundaries, which is unusual this close to the city centre.
Homes have been handed over in phases since around 2018, and building continues, with some apartment towers still under construction. Sobha Hartland II, a separate and newer master plan nearby, is largely still being built. Expect cranes and works traffic for a few more years, and check exactly what is going up next to any unit you are considering.

Lifestyle and amenities
Daily life is quiet and green. Residents walk and cycle on the tree-lined paths, use the community pools, tennis courts and play areas, and pick up basics at the shops and cafés within the community. For a big grocery shop or a wider choice of restaurants, most people drive to Dubai Mall, Dubai Festival City or the restaurants of Business Bay.
Ras Al Khor Wildlife Sanctuary, with its bird-watching hides, is a few minutes away, and Meydan Racecourse, home of the Dubai World Cup, is a few minutes away. Dubai Creek Harbour, across the water, has a waterfront promenade and restaurants, and Downtown's attractions are a short drive.
Getting around
There is no metro station inside Sobha Hartland. Most residents drive, or take a taxi to Business Bay or Burj Khalifa/Dubai Mall stations on the Red Line, about 15 minutes away. Road links are the main advantage: Al Khail Road and Ras Al Khor Road run alongside the community, giving quick access to Downtown, Deira, the airport and Sheikh Mohammed Bin Zayed Road. Al Khail Road is busy at peak times, so the community exits can queue in the morning.

For healthcare, Dubai Healthcare City, with several private hospitals including Mediclinic City Hospital, is about 15 minutes by car.
Property in Sobha Hartland
Sobha Hartland mixes villas, townhouses and apartments. Villa and townhouse areas include the Hartland Estate, Forest Villas and a row of larger waterfront villas. Apartments range from mid-rise buildings such as Hartland Greens to taller towers such as Creek Vistas and the Waves buildings, from studios to family-sized units.
Buyers are a mix of families drawn by the schools and investors who like the central location, and there is both ready and off-plan stock. Rental demand comes from families with children at the on-site schools and from professionals working in Downtown and Business Bay. For off-plan units, check the handover date and what is being built next door, and remember that Sobha Hartland and Sobha Hartland II are separate communities.
