Living in Mina Rashid
Mina Rashid, also known as Port Rashid, was Dubai's main cargo port before Jebel Ali took over that role. Ships still call here: cruise ships berth at the Hamdan bin Mohammed Cruise Terminal, and the QE2, the former Cunard liner, is moored in the port as a hotel. Since 2019, Emaar has been turning the old docks into a residential marina district on land made available by DP World's P&O Marinas.
The plan, marketed as Rashid Yachts & Marina, is a neighbourhood of apartment buildings around a marina built for yachts of all sizes, with a long canal-style swimming pool, a beach, promenades and a yacht club. The first buildings, including Sirdhana and Seagate, were completed in 2025. Many more are under construction, with handovers scheduled through the rest of the decade.
Location is the main selling point. Mina Rashid sits beside the old districts of Bur Dubai and Al Shindagha and close to Jumeirah 1, with Downtown Dubai and DIFC about 15 minutes away by car. The trade-off, for now, is construction: anyone moving in early will live alongside building sites for several years, and shops and restaurants inside the community are still limited.
- 01
Marina and canal pool
The masterplan is built around a marina with berths for large yachts and a long canal-style pool lined with cabanas, reserved for residents.
- 02
The QE2 next door
The QE2 hotel and its restaurants are part of the neighbourhood, and a busy cruise terminal operates alongside, which gives the area a maritime character few new districts have.
- 03
Old Dubai on the doorstep
Al Shindagha, the Al Fahidi Historical Neighbourhood and the abra crossings on Dubai Creek are a few minutes away, which is rare for a new-build waterfront district.
- 04
Central, not suburban
Downtown Dubai, DIFC and Dubai International Airport are all within about 20 minutes by car, closer than most other new marina communities.
Lifestyle and amenities
For now, life here is quiet and centred on residents' facilities and the waterfront. The QE2's restaurants and bars are the main places to eat within the port, and the marina promenade makes a good evening walk in the cooler months. For everyday shopping, residents drive to BurJuman, the supermarkets of Al Mankhool and Al Karama, or to City Walk and Al Wasl Road in Jumeirah, all roughly ten minutes away.
The surroundings are a big part of the appeal. Jumeirah Beach Road starts just south of the port, with the Etihad Museum, the public beaches of Jumeirah 1 and La Mer a short drive away, while the Al Shindagha Museum, the Creek waterfront and the old souks of Bur Dubai and Deira are close in the other direction.
Getting around
Mina Rashid connects by road to Sheikh Zayed Road and Al Khail Road for Downtown and Business Bay, while the Al Shindagha Tunnel and the Infinity Bridge carry traffic across the Creek to Deira and the airport. The nearest metro stations are Al Ghubaiba and Sharaf DG (formerly Al Fahidi) on the Green Line, a short taxi ride rather than a walk from most of the new buildings. Al Ghubaiba also has a large bus station and a ferry and abra stop on the Creek.

Schools and healthcare
There are no schools inside Mina Rashid yet, so families look at the established schools nearby. Jumeira Baccalaureate School in Jumeirah 1 and Dubai English Speaking School in Oud Metha are roughly 10–15 minutes away, and the wider Jumeirah, Al Safa and Oud Metha areas have many more options. For healthcare, Aster Hospital in Al Mankhool is close by, and Rashid Hospital and the hospitals and clinics of Dubai Healthcare City are about 15 minutes away.
Property in Mina Rashid
Everything in Mina Rashid is apartments and penthouses, sold by Emaar off-plan in phases since 2019. The first completed buildings, such as Sirdhana and Seagate, are now on the resale and rental market, while projects such as Clearpoint, Marina Views and Marina Place are under construction, with completion dates running from 2026 to around 2030. Most units are one- to three-bedroom apartments, many with marina, canal or sea views.
Buyers are a mix of end-users who want a central waterfront address and investors buying off-plan on payment plans. Before committing, check the view (some buildings face the working cruise terminal or plots that are still to be built), the scheduled handover and construction progress of the specific building, and how close it is to the marina, canal pool and beach, which are being delivered in stages.
Best suited to
- Professionals working in DIFC or Downtown
- Couples and small families
- Off-plan investors
- Buyers who want a central waterfront home
Frequently asked questions
Can foreigners buy property in Mina Rashid?
Yes. The residential projects at Mina Rashid are freehold, so buyers of any nationality can own apartments outright and register them with the Dubai Land Department.
Is Mina Rashid finished?
No. The first buildings were completed in 2025, but most of the masterplan is still under construction, with handovers scheduled up to around 2030. If you move in early, expect building work around you for several years.
How do I get to the metro from Mina Rashid?
The closest stations are Al Ghubaiba and Sharaf DG on the Green Line. Neither is an easy walk from the new buildings, so most people take a short taxi ride or drive. The Green Line connects with the Red Line at BurJuman and Union.
Is Mina Rashid good for families?
It suits couples and small families who value a central location and water views. There are no schools inside the community yet, but several established schools in Jumeirah and Oud Metha are within about 15 minutes. Families who want a garden usually look at villa communities instead.
