Living in Meydan
Meydan is the name most people use for the area around Meydan Racecourse, home of the Dubai World Cup, and for the wider Mohammed Bin Rashid City (MBR City) master plan that surrounds it. It sits a short drive south-east of Downtown Dubai and Business Bay, which is much of its appeal: you can have a villa or townhouse with a garden without moving out to the suburbs on the desert edge.
The district is really a collection of separate communities. District One is a low-density villa estate built around a long swimmable lagoon. Sobha Hartland mixes apartments, townhouses and villas, with two international schools inside it. Closer to the racecourse are mid-rise apartment projects such as Azizi Riviera. Dubai Hills Estate is formally part of MBR City too, but it is marketed and run as a community of its own.
The honest caveat is that much of MBR City is still being built. In places, roads, shops and community facilities lag behind the homes, and big projects such as the Meydan One mall have been planned for years without opening. Buyers who are comfortable with a car-based routine and some construction nearby get a central address with more space than the towers of Business Bay can offer.
- 01
Close to Downtown
Most of the district is 10 to 15 minutes by car from Downtown Dubai, Business Bay and DIFC, far closer than most other villa communities.
- 02
Lagoon living in District One
District One villas back onto a long man-made lagoon with small beaches and cycling and running tracks, an unusual setup this close to the city centre.
- 03
Schools inside Sobha Hartland
North London Collegiate School Dubai and Hartland International School both have campuses in Sobha Hartland, so school runs for many families are short.
- 04
Racecourse and wildlife sanctuary
Meydan Racecourse hosts the Dubai World Cup each spring, and the Ras Al Khor Wildlife Sanctuary, known for its flamingos, is a few minutes away.
Lifestyle and amenities
Day-to-day life is quieter than the location suggests. In District One and Sobha Hartland, residents use the lagoon paths, parks, pools and sports courts, and the community retail blocks have cafés, pharmacies and convenience stores rather than large malls. For a proper shopping trip, most people drive to The Dubai Mall, Dubai Festival City Mall or the shops in Business Bay, all within about 15 minutes.
In the cooler months the racecourse becomes the area's social centre. Race meetings run through the winter season, the Meydan Hotel has restaurants overlooking the track, and the Dubai World Cup brings international crowds once a year. Early mornings and evenings bring runners and cyclists onto the long tracks around District One, while the Ras Al Khor Wildlife Sanctuary next door is being redeveloped with new trails and visitor facilities.
Getting around
There is no metro station in Meydan or MBR City, so this is a car-based area. The nearest Red Line stations are in Business Bay, about 10 minutes away by car, and taxis are easy to find. Al Khail Road is the main artery, linking quickly to Sheikh Zayed Road, Ras Al Khor Road and Al Ain Road. Expect queues on Al Khail Road at peak times, especially towards Business Bay in the morning.

Schools and healthcare
Schooling is one of the district's strengths. North London Collegiate School Dubai and Hartland International School, both British-curriculum schools, are inside Sobha Hartland, and GEMS Modern Academy and Kings' School Nad Al Sheba are a short drive away in neighbouring Nad Al Sheba. Nurseries are spread across the communities. For hospital care, residents usually go to Mediclinic City Hospital or Latifa Hospital, around Dubai Healthcare City and roughly 15 minutes away, with clinics closer to home for everyday needs.
Property in Meydan
Housing falls into three broad groups. District One is mainly large contemporary villas, many facing the lagoon, bought mostly by end users who want space close to the centre. Sobha Hartland offers a wider ladder, from apartments to townhouses and villas, and is known for consistent build quality. Around the racecourse sit mid-rise apartment projects that attract tenants working in Downtown, Business Bay and DIFC.
A large share of what is sold today is off-plan, from both established and smaller developers. Check the developer's delivery record, how far the surrounding plots are from completion, and what the service charges cover, especially in lagoon communities with heavy upkeep. In finished pockets, look hard at the view: a home facing an empty plot today may face a building site for the next few years.
Best suited to
- Families wanting a villa near the centre
- Professionals working in Downtown or DIFC
- Off-plan buyers with a long horizon
- Families who put schools first
Frequently asked questions
Can foreigners buy property in Meydan and MBR City?
Yes. Meydan, Sobha Hartland, District One and the other MBR City communities are freehold, so buyers of any nationality can own property outright. As with any purchase, confirm the title details for the specific unit with the Dubai Land Department before paying a deposit.
Is there a metro station in Meydan?
No. There is no metro station in Meydan or MBR City, and residents rely on cars, taxis and buses. The nearest Red Line stations are in Business Bay, about 10 minutes away by car.
Is Meydan a good area for families?
For many families, yes. District One and Sobha Hartland have parks, pools and play areas, and Sobha Hartland has two well-regarded international schools inside the community. The trade-offs are reliance on a car and, in some pockets, construction traffic and noise.
Is the Meydan One mall open?
At the time of writing it has not opened. Meydan One has been in the plans for years and its timeline has moved several times, so don't base a purchase on its opening date. For now, residents shop at The Dubai Mall, Dubai Festival City Mall and the community retail centres.
