Living in Jumeirah Beach Residence
Jumeirah Beach Residence, better known as JBR, is the strip of towers between Dubai Marina and the sea. Dubai Properties built it through the 2000s as six clusters of residential towers, named Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan, along with several hotels. At ground level, The Walk runs the length of the development with shops, cafés and restaurants facing the beach.
The big draw is the beach. Residents step out of their building onto a wide public beach with lifeguards, a running track and outdoor gym areas, and The Beach, an open-air shopping and dining strip by Meraas, sits between The Walk and the sand. A footbridge from The Beach crosses to Bluewaters Island, which has more restaurants and hotels.
It is also one of the most visited places in Dubai, so it rarely feels quiet. The Walk is crowded at weekends and on public holidays, events bring noise and road closures, and driving in and out can be slow. The towers date from the second half of the 2000s, and while many have been well maintained, some apartments are due for updating.
- 01
Beach on the doorstep
Most towers are a short walk from the sand, and many apartments have direct sea views.
- 02
The Walk and The Beach
A long stretch of cafés, restaurants, shops and a cinema at street level, busy from breakfast until late.
- 03
Tram at the door
Two Dubai Tram stops, Jumeirah Beach Residence 1 and 2, serve the development and link to the Red Line.
- 04
Holiday-let demand
The beach location makes JBR one of the most sought-after areas for short-term rentals, subject to building rules and a holiday-home permit.
Lifestyle and amenities
Life at JBR is outdoors and social. Mornings start with a swim or a run along the beachfront, and evenings with dinner on The Walk or at The Beach. Supermarkets, pharmacies, gyms and cafés sit in the tower podiums, so most errands are on foot, and Dubai Marina Mall and Marina Walk are a short walk away.
Bluewaters Island, reached on foot from The Beach, adds more restaurants, and Skydive Dubai and the beach clubs around Dubai Harbour are nearby. The beachfront hosts regular events and festivals through the cooler months, which add atmosphere but also bring crowds and road closures.
Getting around
The Dubai Tram stops at Jumeirah Beach Residence 1 and Jumeirah Beach Residence 2 and connects to the Red Line at DMCC and Sobha Realty stations, so most residents can reach the metro without a car. By car, JBR is reached from Sheikh Zayed Road through the Marina; the road behind the towers is often congested, and visitor parking is limited, especially at weekends.

Schools and healthcare
There are no schools inside JBR, apart from nurseries, so school runs involve a drive. Dubai College and GEMS Wellington International School in Al Sufouh, and Emirates International School Meadows and Dubai British School in Emirates Living, are roughly 10 to 20 minutes away. Clinics and pharmacies are spread along The Walk, and the nearest full hospitals are in Al Barsha, including Saudi German Hospital.
Property in Jumeirah Beach Residence
Homes at JBR are apartments, mostly with one to four bedrooms, plus penthouses. Layouts are generally generous by Dubai standards, and many units have balconies facing the sea, the Marina or both. Because most towers were finished around the same time by the same developer, the main differences between units are the view, the floor and how well the apartment has been kept up.
The area attracts both owner-occupiers who want beach living and investors, many of whom run holiday homes. When buying, look at the view (full sea, partial sea or Marina), the floor, the condition of the unit and the building, the service charges and the building's rules on short-term letting. Units directly above The Walk can be noisy in the evenings.
Best suited to
- Beach lovers
- Holiday-home investors
- Couples and young professionals
- Families who want space by the sea
Frequently asked questions
Can foreigners buy property in JBR?
Yes. JBR is a freehold area open to all nationalities. Most properties on the market are resale apartments in the original Dubai Properties clusters, along with a few newer towers nearby.
Can I rent out my JBR apartment as a holiday home?
In many buildings, yes, provided you register the unit with Dubai's Department of Economy and Tourism and follow the building's own rules. Some owners use licensed holiday-home operators to handle bookings and cleaning. Check the building's policy before you buy.
How do I get to the metro from JBR?
Take the Dubai Tram from Jumeirah Beach Residence 1 or 2 to the stops linked with DMCC or Sobha Realty stations on the Red Line. The ride is short, and the whole trip from your building to the metro platform usually takes about 15 minutes.
Is JBR noisy?
It can be. The Walk and the beach are busy into the evening, especially at weekends and during events. Higher floors and units facing the Marina are usually quieter than those directly above The Walk.
