Living in DAMAC Lagoons
DAMAC Lagoons is a large townhouse and villa community by DAMAC Properties, off Hessa Street opposite DAMAC Hills and next to Tilal Al Ghaf. Each cluster is themed on a Mediterranean destination, including Santorini, Costa Brava, Portofino, Nice, Malta, Venice and Morocco, with architecture and colours to match. The clusters are laid out around man-made lagoons with sandy beaches, which give the community its name.
Handovers began in late 2025 and are continuing cluster by cluster, with more scheduled through 2026 and into 2027. In practice, the community is part lived-in and part building site, and the lagoons, beaches and shared facilities are opening in stages. If you are buying or renting now, the cluster you choose decides how finished your surroundings will be.
Most homes were sold off-plan on payment plans, many of them to investors, so expect a steady flow of homes offered for rent and resale as clusters complete. Like its neighbours, it is car-dependent and some distance from Downtown, but it offers newer and larger homes than most communities closer to the centre.
- 01
Lagoons and sandy beaches
Clusters are built around man-made lagoons with beaches and walking paths, intended for swimming and water activities as each area opens.
- 02
Mediterranean-themed clusters
Each cluster takes its look from a destination such as Santorini, Portofino or Morocco, so the style changes from one part of the community to the next.
- 03
DAMAC Hills across the road
The shops, restaurants, golf club and Jebel Ali School in the established DAMAC Hills community are a few minutes away.
- 04
Space for families
Most homes are three- to five-bedroom townhouses and larger villas, with private gardens and layouts designed for family living.
Lifestyle and amenities
As clusters complete, daily life is organised around the lagoons, with beaches, walking paths, sports courts and play areas close to the homes. Day-to-day shopping is still mostly outside the community: DAMAC Hills and Tilal Al Ghaf next door have supermarkets and cafés, Motor City is about 10 minutes away, and City Centre Me'aisem and Mall of the Emirates are each about 20 minutes by car.
For weekends, the Dubai Autodrome, the Dubai Polo and Equestrian Club and Dubai Miracle Garden are all close, and Global Village is under 20 minutes away in season. The beaches at Dubai Marina and JBR take about 25 minutes.
Getting around
DAMAC Lagoons is car-dependent. There is no metro nearby, and the closest Red Line stations on Sheikh Zayed Road, such as Mall of the Emirates, are about 20 to 25 minutes away by car. Hessa Street connects the community with Al Khail Road and Sheikh Zayed Road, while Sheikh Mohammed bin Zayed Road and Emirates Road are within reach for trips across the city or towards Abu Dhabi. The nearest buses stop in DAMAC Hills and Dubai Studio City.

Schools and healthcare
Schools are in the neighbouring communities rather than inside DAMAC Lagoons. Jebel Ali School in DAMAC Hills is about 5 to 10 minutes away, Royal Grammar School Guildford Dubai is next door in Tilal Al Ghaf, and GEMS Metropole School in Motor City and Fairgreen International School in The Sustainable City are within about 15 minutes. For healthcare, there are clinics in DAMAC Hills and Motor City, and Mediclinic Parkview Hospital in Al Barsha South and NMC Royal Hospital in Dubai Investment Park are each around 20 minutes by car.
Property in DAMAC Lagoons
The community is mostly townhouses, typically three to five bedrooms, alongside larger villas and a small number of low-rise apartments. Because so much was sold off-plan, there is an active resale market both before and after handover, and the rental market is growing as clusters complete. Buyers are a mix of families planning to move in and investors who expect to let to families.
Before buying, confirm the handover status of the exact cluster and build some slack into your plans, since dates on large projects can move. Check how much remains on the payment plan if buying a resale unit, how far the home is from the lagoon and the cluster's facilities, and whether the plot faces a road or open space. Book a professional snagging inspection at handover.
Best suited to
- Families wanting a new townhouse
- Off-plan and resale investors
- Buyers comfortable with ongoing construction
- Commuters to Dubai Marina and Dubai South
