Living in Al Zorah
Al Zorah is a master-planned development on Ajman's northern coast, built by Al Zorah Development Company, a partnership between the Government of Ajman and Solidere International of Lebanon. It wraps around a lagoon and a large protected mangrove forest, with a long beach on the seaward side. The first phase delivered a golf course, a beach resort and the first homes in the mid-2010s.
Compared with Ajman's busy city districts, Al Zorah is spacious and green. Al Zorah Golf Club's course was designed by Nicklaus Design, and the nature reserve is home to flamingos and dozens of other bird species, best seen from a kayak. The beachfront resort, long run as The Oberoi Beach Resort, is being relaunched as Four Seasons Resort Ajman at Al Zorah.
There are trade-offs. Only parts of the large masterplan are built, shops and restaurants inside the community are limited, and there is no metro, so everything depends on a car. Commuting to Dubai means joining the traffic through Sharjah at peak times. For buyers who work locally, remotely or in Sharjah, those issues matter much less.

Lifestyle and amenities
Life in Al Zorah is slow-paced and outdoors. Residents walk and cycle the quiet community roads, play golf, kayak in the mangroves and use the beach. Dining is centred on the golf clubhouse and the beach resort, and a small retail strip serves day-to-day needs.
For supermarkets, malls and most errands, residents drive into Ajman, about 10–15 minutes away, where City Centre Ajman, the Ajman Corniche and the hotels along it offer a much wider choice. Sharjah's malls and waterfront are also within easy reach to the south.
Getting around
Al Zorah sits just off Al Ittihad Road (E11), the coastal road through Ajman and Sharjah, and connects inland to Sheikh Mohammed bin Zayed Road (E311) for faster journeys to Dubai and Ras Al Khaimah. There is no metro or tram, and Ajman's buses are of limited use for most residents, so a car is essential. Peak-hour traffic between Sharjah and Dubai is the main drawback for anyone commuting south.

Schools and healthcare
There are no major schools inside Al Zorah yet. The closest well-known international option is Ajman Academy, an IB school in Al Tallah near the E311, about 15 minutes away, and Ajman and Sharjah have many more schools across British, American, Indian and Arabic curricula. For healthcare, Thumbay University Hospital in Al Jurf and the other hospitals of Ajman city are around 15 minutes away.
Property in Al Zorah
Al Zorah's homes are a mix of golf and beach villas, townhouses and low-rise apartment buildings, many completed since the mid-2010s, with newer phases launched over time. Villas tend to be large and set on generous plots, and many apartments look over the golf course or the mangroves. Some of the masterplan is still empty land, so check what is planned around any home you consider.
Buyers include Ajman and Sharjah residents trading up, Dubai commuters looking for more space, and investors. The resale market is smaller than in Dubai, so selling can take longer, and some banks are more cautious about lending on Ajman property, particularly to non-residents. Check mortgage options early and confirm the service charges for the specific building or cluster.

Frequently asked questions
Can foreigners buy property in Al Zorah?
Yes. Al Zorah is a designated freehold area in Ajman, open to buyers of all nationalities. Ownership is registered with Ajman's land and real estate authority.
How long is the commute to Dubai?
About 35–45 minutes to Dubai International Airport or Downtown outside peak hours, using the E311 or E11. At rush hour, traffic through Sharjah can make the trip far longer, so many residents avoid commuting daily.
Is Al Zorah still being developed?
Yes. The golf course, the beach resort, the nature reserve and several residential phases are complete, but large parts of the masterplan are still to be built, and new phases are launched from time to time.
Is Al Zorah good for families?
For families who want space, greenery and a quiet setting, yes. There are no major schools inside the community, so expect a drive of 15 minutes or more each way, and choose the school before choosing the home.
