For owners
Send us the unit and an adviser will come back with three things: a valuation you can defend to a buyer's agent, a marketing plan with dates against it, and the list of documents we need to register the RERA permit. None of it costs you anything, and none of it commits you to us.
We do not take every instruction. If the figure you want is not the figure the market is paying we will say so and decline, rather than list at a price that sits unsold for six months and drags your building's comparables down with it. Owners who take the valuation seriously get our full attention. The rest get an honest no.
What you get

Built from registered transfers in your building over the last six months, not portal asking prices. Price per square foot, the comparables we used, and the range we would take to market.

Photography and a measured floor plan, the portals we publish to, the buyers on our list we call first, and the viewing schedule. You get a weekly note on enquiries, viewings and where the offers stand.

Everything RERA needs to issue the listing permit, sent to you as a checklist on day one. We complete Form A and register the permit ourselves.

Before we publish
A Dubai listing cannot go live without a permit, and the permit cannot be issued without these. Most owners gather them in an afternoon.

The original deed, or the Oqood and sale-and-purchase agreement for an off-plan unit. The names on it must match the identification you send.

For every owner named on the deed. If you are signing on someone else's behalf, a notarised power of attorney as well.

The latest DEWA bill and a clear service-charge position from the owners' association. Arrears stop a transfer at the trustee office, so it is better to know now.

Needed at transfer rather than at listing. If there is a mortgage on the unit we will also need the liability letter from your bank.
