Living in Discovery Gardens
Discovery Gardens is one of the largest apartment communities on the Jebel Ali side of Dubai. Nakheel completed it around 2008, on the inland side of Sheikh Zayed Road opposite Ibn Battuta Mall, with The Gardens on one side and Al Furjan on the other. The buildings are low-rise and grouped into six themed clusters: Zen, Contemporary, Mediterranean, Mogul, Cactus and Mesoamerican. Lawns, walkways and shared pools fill the space between the blocks.
Most residents rent, and many work in Jebel Ali, Dubai Marina, JLT or Dubai Media City. The appeal is practical: rents below what the Marina side of the city usually asks, a metro station inside the community since 2021, and a large mall a short drive or walk away depending on your cluster. It is not a showpiece address, but it does the everyday things well.
Condition varies from building to building, and some blocks show their age more than others. Parking can be tight in the evenings in certain clusters, and Sheikh Zayed Road slows down at rush hour. View a few buildings before you commit, and look at the ground-floor units, many of which open onto a small private garden.

Metro inside the community
Discovery Gardens station on the Route 2020 branch of the Red Line opened in 2021, with The Gardens and Al Furjan stations either side.
- 02
Ibn Battuta Mall next door
Groceries, a cinema, gyms, banks and restaurants are all in the mall across the road, so most errands take minutes.
- 03
Courtyards instead of towers
Blocks are arranged around lawns, footpaths and shared pools, which makes the community quieter and greener than the high-rise districts nearby.
- 04
Lower cost of living
Rents are generally lower than in Dubai Marina or JLT, which is why the area draws first-time renters, sharers and young couples.
Lifestyle and amenities
Daily life centres on Ibn Battuta Mall, which has a large hypermarket, a cinema, gyms and plenty of casual restaurants, laid out in courts themed on the countries the explorer Ibn Battuta visited. Inside the community, ground-floor shops in the clusters cover the basics: small supermarkets, pharmacies, laundries, salons and cafés. The Discovery Gardens Pavilion adds more shops, cafés and fitness facilities.
There are running paths, tennis and basketball courts, and play areas spread through the clusters, so residents can get exercise without driving anywhere. For the beach, JBR and Dubai Marina are about 15 minutes away by car, and the Palm Jumeirah about 20.
Getting around
Discovery Gardens has its own station on the Route 2020 branch of the Red Line, which runs from the main line out to Expo City Dubai, with The Gardens and Al Furjan stations close by. Ibn Battuta station on the main Red Line is within reach of the northern clusters. By car, Sheikh Zayed Road gives quick access to Dubai Marina and Abu Dhabi, and Sheikh Mohammed bin Zayed Road runs east towards the inland communities. RTA buses link the clusters with the metro and nearby districts.

Schools and healthcare
There are few schools inside Discovery Gardens, but several are a short drive away. The Winchester School (British curriculum) is in neighbouring The Gardens, Delhi Private School Dubai (Indian curriculum) is nearby in Jebel Ali, The Arbor School is in Al Furjan, and Dubai British School in The Springs is about 15 minutes by car. Nurseries and GP clinics operate within the clusters. For hospital care, NMC Royal Hospital in Dubai Investment Park is about 15 minutes away.
Property in Discovery Gardens
Almost all the housing here is apartments in low-rise blocks, mainly studios, one-bedrooms and two-bedrooms. Units from this era tend to be roomier than many newer studios and one-beds, and a good number of ground-floor flats have private gardens. The community is finished, so everything for sale is ready, resale stock, and most of it is owned by investors and let to long-term tenants.
When you compare units, look at the cluster and the walk to the metro, the building's maintenance record and service charges, how many parking spaces come with the unit, and whether it faces a courtyard or a road. Al Furjan next door offers newer apartments and townhouses, so it is worth comparing the two before you decide.

Frequently asked questions
Can foreigners buy property in Discovery Gardens?
Yes. Discovery Gardens is a freehold area, so buyers of any nationality can own apartments outright and register them with the Dubai Land Department. Many units are held by investors and let to tenants.
How close is the nearest metro station?
The community has its own station, Discovery Gardens, on the Route 2020 branch of the Red Line, with The Gardens and Al Furjan stations either side. Walking times depend on the cluster, so check the route from the specific building you are considering.
Is Discovery Gardens a good place for families?
It suits young families on a budget, especially in ground-floor units with garden access near the pools and play areas. The trade-off is that there are few schools inside the community, so most children travel to schools in The Gardens, Al Furjan or The Springs.
What are the main drawbacks?
The buildings date from the late 2000s and their condition varies. Parking can be tight in some clusters in the evening, and Sheikh Zayed Road is busy at peak times. Viewing several buildings before you sign is worth the effort.
