Living in Jumeirah Golf Estates
Jumeirah Golf Estates is a gated residential estate laid out around two 18-hole courses, Earth and Fire, both designed by Greg Norman. The Earth course hosts the DP World Tour Championship, the final event of the DP World Tour season, every November. Most homes are villas and townhouses grouped into small neighbourhoods, each with its own name and architectural style, and many back directly onto a fairway or a lake.
Daily life is quiet. Streets are wide, traffic inside the gates is light, and the clubhouse, community pools and walking paths are the main social spots. The estate attracts families who want space and greenery, golfers who play several times a week, and senior professionals who are happy to drive to work. You do not need to play golf to live here, although the courses shape the views, the layout and the pace of the place.
The estate is still growing. Arada has added Jouri Hills, and in 2025 wasl unveiled The Next Chapter, a long-term expansion with new residential districts, a third golf course and a Mandarin Oriental hotel. That means more choice and more facilities over time, but also construction traffic and building work on parts of the estate for several years. Check exactly what is planned near any home you are considering.
- 01
Two championship golf courses
The Earth and Fire courses run through the estate, and the Earth course hosts the DP World Tour Championship each November.
- 02
Homes on the fairway
Many villas and townhouses back directly onto a fairway or a lake, so gardens look out over open green space rather than a neighbour's wall.
- 03
Its own metro station
Jumeirah Golf Estates station on the Route 2020 branch of the Red Line serves the estate, although most homes are a drive rather than a walk away.
- 04
Gated and low-traffic
Controlled entrances and quiet internal roads make walking, cycling and children playing outside more practical than in busier districts.
Lifestyle and amenities
Life here centres on the clubhouse, which works as a restaurant, café and meeting place for residents as much as for golfers. Community pools, tennis courts, playgrounds and landscaped walking routes run between the neighbourhoods, and early-morning or evening walks beside the fairways are a big part of the appeal. There is little everyday retail inside the gates, so most families do their weekly shop at Al Furjan Pavilion nearby, Ibn Battuta Mall or Mall of the Emirates.
Tournament week each November brings professional golf to the neighbourhood, along with visitors, extra traffic and event parking, which some residents enjoy and others plan around. For the beach, JBR and Dubai Marina are about 20 minutes away by car, and Expo City Dubai, with its parks and event programme, is a short drive to the south.
Getting around
Jumeirah Golf Estates sits beside Sheikh Mohammed Bin Zayed Road (E311), which runs north-east towards Dubai Sports City and the rest of the city and south-west towards Abu Dhabi. Sheikh Zayed Road is reached through Al Furjan and The Gardens. The estate has its own underground station on the Route 2020 branch of the Red Line, with trains towards Expo City Dubai in one direction and Dubai Marina and Downtown in the other. Inside the estate most residents drive, because distances between neighbourhoods are long on foot in summer.

Schools and healthcare
There is no school inside the estate at the moment, although a few nurseries operate within it. The closest primary option is Victory Heights Primary School in neighbouring Dubai Sports City, where GEMS United School is also based. Sunmarke School in Jumeirah Village Triangle and The Arbor School in Al Furjan both teach from the early years to Year 13 and are about 10 to 15 minutes away. For hospital care, NMC Royal Hospital in Dubai Investments Park and Mediclinic Parkview Hospital in Al Barsha South are the nearest larger facilities.
Property in Jumeirah Golf Estates
Most of the housing is villas and townhouses, built in phases, so styles and ages vary from one neighbourhood to the next. The Earth side includes Whispering Pines, Wildflower, Lime Tree Valley and Sanctuary Falls, which hold some of the largest golf-front villas. The Fire side includes Orange Lake, Sienna Lakes, Valencia Grove and Flame Tree Ridge, along with the Redwood Park townhouses overlooking the Fire course. Apartments are a smaller share, in buildings such as Alandalus.
Buyers are mainly end users: families moving up from apartments and golfers who want a home on the course. The rental market is mostly long-term family lets rather than holiday homes. When comparing homes, look at which course and hole a plot faces, whether the property has been upgraded since handover, and how close it is to current or planned construction from the newer phases. The established neighbourhoods are ready resale stock, while the newer releases are sold off-plan.
Best suited to
- Families wanting a garden and space
- Golfers
- Long-term owner-occupiers
- Professionals working in Jebel Ali or Expo City
Frequently asked questions
Can foreigners buy property in Jumeirah Golf Estates?
Yes. Jumeirah Golf Estates is a freehold area, so buyers of any nationality can own villas, townhouses and apartments outright. As with any purchase in Dubai, the transfer is registered with the Dubai Land Department.
Do I need to play golf to enjoy living here?
No. Plenty of residents are not golfers. The courses mainly give you open views, quiet streets and long walking routes, and the clubhouse works as a restaurant and social spot for everyone. Golfers simply get the convenience of two courses on the doorstep.
How do I get to the metro from Jumeirah Golf Estates?
The estate has its own station, Jumeirah Golf Estates, on the Route 2020 branch of the Red Line. Most homes are too far to walk to it comfortably, so residents usually drive or take a taxi to the station. From there, trains run towards Expo City Dubai in one direction and Dubai Marina and Downtown in the other.
What is being built nearby?
The estate is still expanding. Arada's Jouri Hills is one of the newer additions, and wasl's The Next Chapter masterplan, unveiled in 2025, adds new residential districts, a third golf course and a Mandarin Oriental hotel. Expect construction on parts of the estate for several years, and check the site plan around any specific home before you buy.
