Living in Dubai Creek Harbour
Dubai Creek Harbour is a large waterfront district being built by Emaar, in partnership with Dubai Holding, on the edge of Dubai Creek beside the Ras Al Khor Wildlife Sanctuary. Launched in the mid-2010s, it is planned as a complete new quarter, with apartment towers, a marina, a beach, parks and offices. The first residential towers were handed over at the end of the 2010s, and several neighbourhoods are now lived in.
The location is the main appeal. Downtown and Business Bay are around 15 minutes away, Dubai International Airport is closer still, and many towers look across the water to the Downtown skyline and Burj Khalifa. The sanctuary next door, known for its flamingos, keeps one side open and green. For buyers, it offers new Emaar buildings at prices generally below Downtown.
It is very much a work in progress. Large parts are still under construction, and two of the headline projects, a landmark tower and the Dubai Square retail district, have yet to be built. The Blue Line metro, with a station in the district, is due to open in 2029. Until then, residents depend on cars and taxis, and shops and services are still catching up with the number of people moving in.

Dubai International Airport is around 10 to 15 minutes by car, which suits frequent flyers and airline crew.
- 03

Metro on the way
The Blue Line, due in 2029, will bring a landmark station to the district, linking it to the Green and Red lines.
Lifestyle and amenities
Life here is quieter than in Downtown or the Marina. Residents use the promenade along the creek and around the marina for walking and cycling, and the cafés and restaurants at the foot of the towers, which are growing in number as more buildings fill up. The open views over the sanctuary and the city skyline, especially at sunset, are a big part of why people choose it.
For a full shop or a cinema, Dubai Festival City Mall is a short drive away, and Downtown, Business Bay and Al Jaddaf are around 10 to 15 minutes by car. The nearest public beaches on the open sea are in Jumeirah, about 20 to 25 minutes away.
Getting around
For now, Dubai Creek Harbour is reached by car or taxi. Ras Al Khor Road and Al Khail Road link it to Downtown, Business Bay and the airport, and the nearest metro station is Creek on the Green Line, across the water in Al Jaddaf, a short drive away. The Blue Line, under construction since 2025, will add a landmark station in the district, with opening targeted for September 2029.

Schools and healthcare
There is no school inside Dubai Creek Harbour yet, though there are nurseries in the community. Families look at schools a short drive away, such as Deira International School in Dubai Festival City and the Swiss International Scientific School in Dubai Healthcare City. Al Jalila Children's Specialty Hospital in Al Jaddaf and Mediclinic City Hospital in Dubai Healthcare City are both around 10 to 15 minutes by car.
Property in Dubai Creek Harbour
Homes are almost all apartments in modern Emaar towers, from compact units to large penthouses, grouped into neighbourhoods along the creek promenade, around Creek Marina and at Creek Beach. Because the district is new, buildings have current layouts, finishes and amenities, and most have pools and gyms.
The market is a mix of ready resale units and a large pipeline of off-plan towers. Many buyers are investors renting to professionals and airline staff, while owner-occupiers are drawn by new buildings close to the city centre. Key checks: completion dates for off-plan towers, the view (creek, sanctuary, Downtown or the next tower), how close the unit is to ongoing construction, and the walking distance to the planned metro station.
Best suited to
- Off-plan investors
- Frequent flyers
- Young professionals and couples
- Buyers who want a new Emaar apartment
Frequently asked questions
Can foreigners buy in Dubai Creek Harbour?
Yes. Dubai Creek Harbour is freehold and open to buyers of all nationalities. Both ready apartments and off-plan units from Emaar are available.
When will the metro reach Dubai Creek Harbour?
The Blue Line, which includes a station in Dubai Creek Harbour, is under construction with opening targeted for September 2029. It will connect with the Green Line at Creek station and with the Red Line at Centrepoint. Until then the nearest station is Creek, a short drive away.
Is Dubai Creek Harbour still under construction?
Yes. Several neighbourhoods are finished and occupied, but many towers, the Dubai Square retail district and the planned landmark tower are still to come. Expect construction around the community for several years.
Is Dubai Creek Harbour good for families?
It suits families with young children who want a new apartment with pools and promenades nearby. With no school inside the community yet and shops still opening, families with older children will spend time in the car. That should improve as the district fills in.
